PHASE I: Purchase of Land

 

Our structured approach to land acquisition ensures a smooth and transparent process. In Phase I, we focus on the following key steps:

  1. Identification of Suitable Land: We begin by identifying land that meets your specific requirements and investment goals.

  2. Documentation: All necessary documentation is prepared and collected for the transaction.

  3. Field Survey: A detailed on-site survey is conducted to verify land boundaries and other relevant details.

  4. Legal Opinion: Our legal team reviews the property’s title and background to ensure there are no legal disputes or encumbrances.

  5. Registration of Land: Once due diligence is completed, the land is registered in the buyer's name.

  6. Sub-Division & Mutation: If necessary, we handle the sub-division of the land and ensure mutation (updating land records) is completed to reflect the new ownership.

PHASE II: Land Development

 

In Phase II, we focus on transforming the land and preparing it for sale or development through a comprehensive and technologically advanced process:

​

  1. Prepare Combined Revenue FMB Drawings: We compile and create detailed revenue Field Measurement Book (FMB) drawings for accurate land records.

  2. Topographic Survey using Drone and DGPS: Utilizing drones and Differential GPS (DGPS), we conduct a precise topographic survey to capture the land’s elevation and features.

  3. Contour Map for Road Formation: Contour mapping is carried out to facilitate the planning and formation of roads.

  4. Detailed Survey of Topographical Features: We conduct an in-depth survey to document all natural and man-made features on the land.

  5. Aerial Image, Aerial Video & 3D Model Map with House & Road: High-resolution aerial imagery and 3D modeling of the land are created, showing potential houses, roads, and other features for prospective buyers.

  6. Marketing through Local Channel Partners: We leverage our network of local partners to promote and market the developed land.

  7. Digital Marketing with Augmented Reality & Virtual Tours: Cutting-edge technology like augmented reality and virtual tours are used to offer potential buyers an immersive experience of the property.

  8. Booking of Sites: Once marketed, we facilitate the booking and sale of individual plots or sites.

PHASE III: Post Registration Services

 

After the successful registration of land, we provide a range of post-registration services to ensure a smooth transition and assist with any remaining formalities:

​

  1. Financial Structuring & Site Registration: We offer financial structuring assistance and handle site registration for clients, including updating land ownership in revenue records through mutation.

  2. Bank Loan for Purchase: We assist clients in securing bank loans for property purchases, facilitating the process from application to approval.

  3. Building Plan Approval: By liaising with relevant authorities, we help obtain building plan approvals required for future construction on the property.

  4. EB Connection from Electricity Board: We coordinate with the Electricity Board to arrange for an electricity connection at the site.

  5. Miscellaneous Work: We also handle any other miscellaneous tasks to ensure that our clients' needs are fully met post-registration.
